Homestead Exemption Caps Your Annual Appraisal Increase
Once your home qualifies for a residential homestead exemption in Blanco County, state law limits how much the taxable value can rise each year.
Texas law gives every homeowner a $140,000 exemption off the school-tax portion of their property value, which is the largest single tax bill most Blanco County homeowners face. Seniors 65 and older and disabled homeowners get an additional $60,000 school-tax exemption and a permanent ceiling that locks their school taxes in place.
The state's 10-percent appraisal cap is separate from the exemption. Starting in the second year a home carries a homestead exemption, the Blanco County Appraisal District (BCAD) can raise the taxable value by no more than 10 percent per year over the prior year's appraised value, even if market prices jump higher. This cap does not apply to new construction or major improvements.
To get these benefits, file a one-time homestead exemption application with BCAD. There is no fee. The application deadline is April 30 of the tax year, though late filings are sometimes accepted.
