New construction tax bills can start incomplete
The prior bill may show land only or partial improvement value.
A new subdivision tax estimate can be dangerously low if the prior bill reflected vacant land, partial construction, or an old value before improvements were added.
Ask whether the escrow estimate uses the completed home value and all expected taxing units.
For a practical stress test, estimate property tax from the purchase price, not from last year's tiny bill.
