Coastal Properties Need Separate Windstorm Coverage

Calhoun County is one of the 14 first-tier coastal counties where standard homeowners policies typically exclude wind and hail, so most property owners need a separate TWIA policy.

The Texas Windstorm Insurance Association (TWIA) sells wind and hail insurance for coastal properties. All of Calhoun County is in a covered area. Most regular homeowners policies in this area do not cover wind or hail. Those are the same storms most likely to damage a Gulf Coast home. A TWIA policy fills that gap.

To qualify, at least one private insurer must first turn you down for wind coverage. Your home or building also needs a Certificate of Compliance, called a WPI-8. The Texas Department of Insurance issues that certificate. It shows the building was built to windstorm codes. TDI inspectors check the work. Buildings built before January 1, 1988 can qualify under different rules.

TWIA covers wind and hail only. It does not cover flooding, fire, or theft. Most lenders on coastal properties require both a TWIA policy and a separate flood policy. Check TWIA's website for current eligibility rules. Check TDI's windstorm page for inspection and certificate details.
