Farm and ranch land in Gaines County can be taxed on use, not market value
Gaines County landowners who use their land for farming, ranching, or wildlife management may qualify for a much lower tax appraisal based on agricultural use.
Texas law lets some land be valued for tax purposes based on what it produces, not what it would sell for on the open market. This is called an agricultural use appraisal or ag valuation. In Gaines County, which has a strong cotton and peanut farming economy, this can make a big difference in a landowner's tax bill.
If you stop farming the land and lose the ag valuation, you may owe back taxes called a rollback tax for the previous three years. You apply through the Gaines County Appraisal District. The Texas Comptroller's office explains the full rules on its website.
