Ranch Land and Ag Valuation in Kinney County

If your land is used for livestock, it may qualify for a lower tax appraisal based on what the land can produce, not what it would sell for.

Kinney County's economy runs on livestock — mainly sheep and goats. According to the Texas Almanac, less than one percent of county land is considered prime farmland. Most rural tracts are used for grazing.

Texas law lets qualifying agricultural land be appraised on its productivity value rather than its market value. That usually means a much lower tax bill. You apply for this 1-d-1 (open-space) appraisal through the Kinney County Appraisal District. The land must have been used for agriculture for at least five of the past seven years. If you change the land's use away from agriculture, you may owe a rollback tax covering the previous three years. Check with KCAD about current requirements before you buy or change land use.
