Flood Zones
Parts of Waller County Have Serious Flood Risk
The Brazos River and several creeks create real flood risk in Waller County, and some properties sit inside FEMA-designated flood zones where flood insurance is required.
The Brazos River runs along the county's western boundary. Clear Creek, Spring Creek, Walnut Creek, and Cedar Creek also drain through the county. FEMA has done a full Flood Insurance Study for Waller County. Some areas sit in the 100-year floodplain, meaning they have a 1-in-100 chance of flooding in any given year.
If your lender requires flood insurance, you likely live in a high-risk zone. Even outside those zones, flooding is possible — Harris County floods regularly and Waller County shares that coastal prairie terrain. Before buying, check the FEMA Flood Map Service Center online using your address. The county also has its own FEMA flood study document available through the Waller County website.
