Flooding Is a Real Risk Along County Roads and River Bottoms

Parts of Hopkins County flood during heavy rain, particularly near the South Sulphur River and low-lying county roads — a fact buyers and renters should check before signing.

The South Sulphur River drains much of Hopkins County. Jim Chapman Lake was built partly to hold back floodwaters. But areas downstream and along smaller streams can still flood. Some rural roads flood during heavy rain. Roads near Cooper WMA can become impassable after storms.

Before buying property here, look up the address on the FEMA Flood Map Service Center. This is a free tool that shows whether a property is in a Special Flood Hazard Area (SFHA). An SFHA is a zone the federal government considers high risk for flooding.

If your property is in an SFHA and you have a federally backed mortgage, your lender will likely require flood insurance. Flood insurance is sold through the National Flood Insurance Program (NFIP). It is separate from a standard homeowner's insurance policy. Check FEMA's flood maps before you sign any contract.
