How the Brown County Appraisal District Handles Your Property Tax
The Brown County Appraisal District sets property values and processes exemptions separately from the tax assessor-collector who sends your bill.
Two offices handle your property tax in Brown County. The Brown County Appraisal District (Brown CAD) determines the appraised value of your property and processes exemptions. A separate office, the Brown County Tax Assessor-Collector, sends the tax bill and collects payments. Knowing the difference saves confusion when you have a question.
If you own and live in your home as your primary residence, you can apply for a homestead exemption. Texas law gives you a $140,000 reduction off your home's taxable value for school district taxes. It also caps how much your home's appraised value can rise each year at 10 percent, regardless of the taxing unit. You apply once with Form 50-114 at brown-cad.org and do not need to reapply each year. There is no fee to file.
If you think your appraised value is too high, you can protest it. Brown CAD's office is at 3804 Hwy 377 S, Brownwood, and is open Monday through Friday, 8 a.m. to 4:30 p.m. Check the appraisal district website for current protest deadlines, which change year to year.
