How the Homestead Exemption Lowers Your Property Tax in Aransas County

If your Aransas County home is your main residence, you can apply for a homestead exemption to lower your property tax bill.

A homestead exemption lowers the value your taxes are based on. Texas law requires every school district to subtract $140,000 from your home's appraised value before figuring school taxes. If you are 65 or older, or have a qualifying disability, schools must subtract an extra $60,000. The county, cities, and special districts in Aransas County may offer more optional exemptions on top of that.

Once you have the exemption, a rule called the homestead cap kicks in. It limits how much your appraised value can go up each year. This protects homeowners when home prices rise fast.

To apply, file Form 50-114 with the Aransas County Appraisal District. The appraisal district is the local office that sets your home's value for tax purposes. The deadline is before May 1.
