Municipal Utility Districts and Public Improvement Districts in Denton County can add significant tax charges on top of county and city taxes.
Denton County has grown fast. Many new neighborhoods were built using special districts. Developers use these districts to pay for roads, water lines, and drainage. Two common types are Municipal Utility Districts (MUDs) and Public Improvement Districts (PIDs). Each one charges its own tax or fee. Some buyers are surprised to find an extra line on their tax bill after they close.
Before you buy, ask your title company and real estate agent to find every taxing entity on the property. The county tax office website lets you look up tax jurisdictions. A MUD or PID can add hundreds to thousands of dollars a year to your bill. This is especially common in newer subdivisions outside city limits.
