Protesting Your Property Tax Appraisal in Brazoria County

Brazoria County property owners can protest their appraisal each year if they think their assessed value is too high.

Each spring, the Brazoria Central Appraisal District (BCAD) mails a Notice of Appraised Value. When you get it, the clock starts. You usually have until May 15 — or 30 days after the notice was mailed, whichever comes later — to file a protest. BCAD gets roughly 50,000 to 65,000 protests a year. The process can take several months.

You can file online at the BCAD eProtest system, by mail, or in person at 500 N. Chenango Street, Angleton, TX 77515. Bring evidence for a lower value — sales of similar homes, an independent appraisal, or photos showing property problems. An appraiser may offer you a lower value to settle. If you say no, your case goes to a hearing before the Appraisal Review Board (ARB). You must show up or send someone, or the protest is closed.

After the ARB decides, you can still appeal to district court or binding arbitration. Deadlines can change. Always check the current year's deadline at brazoriacad.org.
