Farming neighbors are legally protected from nuisance suits

Texas law protects established farm and ranch operations from nuisance lawsuits, which matters in this agricultural county.

Van Zandt County has active cattle, dairy, and hay operations. If you buy land near a farm or ranch, be aware of Texas's Right to Farm law. It says you cannot sue an agricultural operation for being a nuisance — like smells or noise — if that operation was running for at least one year before you filed your complaint.

The law is in the Texas Agriculture Code, Chapter 251. It does not protect operations that have significantly changed since they started. If you plan to live near working farmland, understanding this law before you buy can prevent surprises later.
