Most of Wise County Is Unincorporated — Different Rules Apply

Land outside city limits in Wise County is unincorporated, meaning you follow county rules rather than city ordinances.

Texas does not have statewide zoning. In unincorporated Wise County — meaning land outside city limits of Decatur, Bridgeport, or any other city — there are no local zoning rules. You can usually build what you want within state and county building codes. But you also give up city services like municipal water and sewer.

Cities in Texas can also have an ETJ — an Extraterritorial Jurisdiction. That is a buffer zone just outside city limits where the city has some control over new development. If you buy land near a city's edge, check whether it is inside an ETJ.

City boundaries can shift as towns annex new land. Before you buy or build near a city, ask the county or city directly to confirm who has authority over that address.
