Farmland can be taxed on what it produces, not its market value
Qualifying farm or ranch land in Nueces County may be appraised at productivity value rather than full market value, which usually means a much lower tax bill.
Texas law lets qualifying agricultural land be taxed on what it can produce — not what someone might pay for it. This is called a 1-d-1 open-space appraisal. Nueces County ranchers and farmers have used this for sorghum, cotton, cattle, and other operations.
If you stop using land for agriculture, a rollback tax applies. That means you pay back taxes for each of the previous three years in which the land received the lower appraisal. Apply through the Nueces Central Appraisal District. The Texas Comptroller publishes the rules and the application form.
