Ranch and farm land can be taxed on productivity, not market value
Qualifying agricultural land in Menard County can be appraised at its productive value instead of its full market value, which often means a much lower tax bill.
Texas law lets landowners apply for what is often called an 'ag exemption' — though it is technically a special appraisal. Instead of taxing land at what it could sell for, the county taxes it based on what it can produce. In a county like Menard, where ranching and grazing are common, this can make a big difference.
To qualify, the land generally must have been used for agriculture for at least five of the past seven years. You apply through the Menard County Appraisal District. Wildlife management can also qualify. If the land ever stops qualifying and is sold or converted, a rollback tax may apply for each of the prior three years.
