Appraisal Cap

Your Appraised Value Can Only Rise 10% Per Year with a Homestead

Texas law limits how fast a homestead property's taxable value can grow each year, which protects owners in fast-rising markets.

Once you file a homestead exemption, Texas law caps how much your taxable appraised value can increase each year. The cap is 10 percent over the prior year's appraised value. This applies to your primary home — not rental or vacant properties.

If you disagree with EPCAD's appraisal, you can formally protest it. The protest is free. You can do it online, by mail, or in person. Check the EPCAD website for the current year's protest deadline and instructions — missing the deadline means waiting another year.
