Protesting your property appraisal in Bexar County

Every Bexar County property owner has the right to protest their appraised value with the Appraisal Review Board if they think the value is wrong.

When Bexar Central Appraisal District (BCAD) sends your annual appraisal notice, the clock starts on your right to protest. You typically have until May 15 or 30 days after the notice date, whichever is later, to file a protest. You file Form 50-132 with BCAD—online, by mail, or in person at 411 N. Frio St. in San Antonio.

Your protest is heard by the Appraisal Review Board (ARB), a separate body of local citizens who are independent from BCAD. You can participate by phone, video (Zoom), by written affidavit, or in person if you request that option. Bring evidence such as comparable sales, photos of property condition, or a recent independent appraisal.

If you disagree with the ARB's decision, you can appeal further through district court or binding arbitration. Check bcad.org for protest forms, the current deadline, and the online portal where you can file and track your case.
