Over-65 and disabled homeowner tax relief in Bexar County
Homeowners who are 65 or older, or who qualify as disabled, can receive extra property tax exemptions and a tax ceiling that freezes the school district portion of their bill.
Texas law lets qualifying seniors and disabled homeowners stack extra exemptions on top of the general homestead exemption. An Over-65 exemption adds a higher reduction to your taxable value and freezes—or 'ceilings'—what you pay toward your school district and many other taxing units. That ceiling does not go up even if the tax rate rises.
If you qualify as both over-65 and disabled, you may receive both exemptions in the same year—but not from the same taxing unit (for example, you cannot stack them on your school district bill twice). Both require that you own and occupy the home as your primary residence. You apply with Bexar Central Appraisal District. The standard filing deadline is April 30 of the tax year, though you can apply retroactively for prior years—check bcad.org for the current deadline and any late-filing rules.
If you later move to a new home in Bexar County, you can transfer your tax ceiling to the new property. This is sometimes called a 'freeze transfer.' Check the BCAD help center at help.bcad.org for current requirements and forms, or call 210-242-2432.
