How to file your homestead exemption in Brazos County

Filing a homestead exemption with Brazos CAD can lower your annual property tax bill if your home is your primary residence.

The Brazos Central Appraisal District — called Brazos CAD — handles all exemption applications, not the tax office. If your home is your main residence as of January 1, you can apply for the homestead exemption. The application is free. You can file online, by email, or in person at 4051 Pendleton Dr., Bryan.

In 2026, the school district homestead exemption is $140,000. Texas voters approved Proposition 13 in November 2025, which set that amount. Homeowners 65 or older, or with a qualifying disability, get an extra $60,000 school exemption. They also get a school-tax ceiling — your school district taxes cannot go above the amount set in the year you qualify, even if your home's value rises.

File by April 30 to get the exemption for that tax year. You must include a copy of your Texas driver's license or state ID. The address on your ID must match the property address. For questions, email exemptions@brazoscad.org or call 979-774-4100.
