How to Lower Your Property Tax Bill With a Homestead Exemption

Texas homeowners can cut their school property tax bill by filing a homestead exemption — but you have to apply for it yourself.

If the home you own in Wharton County is your main residence, you can apply for a residence homestead exemption. Under state law, school districts must give homeowners a $140,000 exemption on the appraised value of a primary home. That reduces the portion of your home's value that school taxes are based on.

You file the exemption application with the Wharton County Appraisal District, not the tax office. The standard deadline to file is by April 30 of the tax year, but late filings are sometimes allowed. You can only claim this on one home. Check the Comptroller's website for the current application form (Form 50-114) and deadlines.
