Some Ellis County properties sit inside special districts that add extra taxes on top of county and city rates. Check before you buy.

As Ellis County has grown toward Dallas, developers have set up special districts. These districts pay for water, sewer, and roads. Two common types are Municipal Utility Districts (MUDs) and Fresh Water Supply Districts. If your home is inside one, you pay an extra tax rate. That rate is on top of what the county and city already charge.

Ellis County posts a MUD boundary map on its GIS portal. The Public Utility Commission also keeps records of water districts. Before you buy, ask for a tax certificate. It will list every taxing group tied to that property. In 2023, county commissioners voted to push back on new MUDs formed without their approval. But the ones already in place still exist.
