Municipal Utility Districts (MUDs) are special taxing districts that built and now run water, sewer, and drainage in many subdivisions.
Fort Bend County has dozens of MUDs. If you buy in a master-planned community or newer subdivision, you are likely in one. A MUD adds its own tax rate on top of the county, city, and school rates. That combined rate can be significantly higher than areas served by a city utility.
MUDs are regulated by the Texas Commission on Environmental Quality (TCEQ). Your MUD's tax rate and financial reports are public record. Before buying, look up the property address in the Fort Bend County property tax estimator or ask your title company which MUD applies.
The Texas Comptroller's office lists registered MUDs. TCEQ maintains a database of all utility districts. Knowing your MUD rate helps you compare the true cost of two homes that look similar on paper.
