Mineral Rights

Oil and Gas Has Shaped Jim Wells County for Nearly a Century

Jim Wells County has had active oil and gas production since 1931, and mineral rights are often split from surface ownership here.

Oil was first found in Jim Wells County in 1931. Natural gas production has also been significant. When you buy land here, you may be buying the surface rights only. The mineral rights — including any oil, gas, or royalties — may belong to someone else. This is called a split estate.

Before buying, ask a Texas real estate attorney or title company to check whether the minerals are included. If they are not, an oil company could have the right to drill on your land. The Texas Railroad Commission (RRC) regulates oil and gas operations statewide. You can search for permitted wells and active operations near any property at rrc.texas.gov.
