Oil and gas have been produced in Nueces County since 1922, and mineral rights on any property you buy may be owned by someone else.
In Texas, mineral rights can be separated from surface rights. When you buy land, you may not own the oil, gas, and minerals beneath it. A previous owner may have kept or sold the mineral rights separately. Before closing on any property, check the deed history for a mineral reservation.
The Texas Railroad Commission (RRC) regulates oil and gas operations in the state. You can search RRC records to see if there are active wells or permits near a property you are considering. The RRC's online query tools are public and free to use.
