Sutton County has a history of oil and gas production. The Texas Railroad Commission regulates all wells and drilling in the area.
Oil and gas development started in Sutton County in the 1920s. It grew a lot in the 1970s. If you buy land here, find out whether the mineral rights are included in the sale. In Texas, mineral rights and surface rights can be owned by different people. Many rural tracts have already had the minerals split off from the land.
The Texas Railroad Commission, called the RRC, regulates all oil and gas drilling, production, and pipelines in the county. You can use the RRC's public GIS viewer or well records database to look up wells on or near a property. This matters even if you don't own the minerals. A surface owner may still have to allow access to the land for mineral development.
