Turning 65 freezes your school taxes in Smith County
Once you qualify for the over-65 homestead exemption, your school taxes cannot go higher than the amount you paid in your first qualifying year.
Texas law sets a school tax ceiling for homeowners who are 65 or older. After you qualify, the school portion of your tax bill is locked at that year's amount. It cannot rise even if the school district raises its rate or your value goes up.
This ceiling stays in place as long as you own and live in the home. If you add a room or make major improvements, the ceiling can be adjusted upward. Apply with Smith CAD when you turn 65. Check the current rules at the district's website because details can change.
