You can protest your property value in Smith County

If you think Smith CAD valued your property too high, you have the right to protest — and the deadline is printed on your appraisal notice.

Each spring, Smith CAD mails appraisal notices. Your notice shows the new value and your protest deadline. The deadline is May 15 or 30 days after the notice is mailed — whichever is later — but the exact date is printed on your notice. Do not miss it.

You file the protest with Smith CAD, not the tax office. You can ask for an informal review first — many disputes are resolved there. If not, you go before the Appraisal Review Board. Bring comparable sales or evidence that the value is wrong.
