You Can Protest Your Appraisal if You Think It Is Too High
Montgomery County property owners have the right to challenge the appraised value set by MCAD each year.
Each spring, MCAD sends property owners a notice of appraised value. If you believe the value is too high or inaccurate, you can file a protest with the Appraisal Review Board (ARB). The ARB is a separate panel that hears these cases. The deadline to protest is typically May 15 or 30 days after your notice, whichever is later — but check your notice for the exact date.
To file, submit a written notice of protest to the ARB before the deadline. Evidence that helps includes recent sales of comparable homes, a recent appraisal, or documentation of condition issues.
