Ag Valuation Can Cut Property Taxes on Rural Land

Rural landowners in Frio County who farm or ranch may qualify for a special lower tax rate based on what the land produces, not what it is worth on the market.

Texas law lets qualifying farm and ranch land be taxed on its farming productivity value instead of its full market value. This is called 1-d-1 open-space appraisal. The difference can be large in an area like Frio County where land market values have risen. You apply using Form 50-129, filed with the Frio County Appraisal District.

To qualify, the land must have been used for agriculture for at least five of the past seven years. It must be used at the level of intensity normal for this area. Hunting leases and wildlife management can also count if managed properly. If you stop farming the land, you may owe rollback taxes for the prior three years. Check the Comptroller's site for current rules before applying.
