Ag Valuation: How Ranches in Edwards County Get a Lower Tax Rate

Most rural land in Edwards County is taxed on its agricultural productivity value, not its market value, which can mean a much lower tax bill.

Texas law allows land used for farming or ranching to be appraised at its productive value. This is called a 1-d-1 open-space appraisal. In Edwards County, sheep, angora goats, and wildlife management all qualify. The land must be actively and primarily used for agriculture. The appraisal district decides if your use meets the local intensity standards.

You can also qualify by managing land for native wildlife species like white-tailed deer or turkey. This is called a wildlife management use valuation. It requires a written plan submitted to the appraisal district using the TPWD form — TPWD does not need to approve or consult on the plan. If you switch from ag use to something else, you may owe back taxes for three years. Ask the Edwards Central Appraisal District before you buy rural land or change how it is used.
