Lower Taxes for Farms and Wildlife Land

Land used for farming, ranching, or wildlife management can be taxed on its productive value instead of its market value — often a big savings.

Texas law lets qualifying rural land be appraised at what it can produce, not what it would sell for. This is called 1-d-1 open-space valuation. In Coryell County, most agricultural land falls under this rule. Common qualifying uses include cattle ranching, hay production, and row crops. The Coryell CAD procedures manual lists the specific uses recognized in the county.

If your land was already under ag valuation, you may be able to switch to wildlife management use instead of traditional farming. You must actively manage the land for native wildlife — for example, providing water, food plots, or habitat. The Coryell CAD has a published 2025 procedures manual spelling out requirements. Apply through the CAD; check their forms page for the current application.
