Circuit Breaker Limitation

Travis County's 20% Appraisal Increase Cap

Most Travis County homes automatically get a 20% cap on yearly appraisal increases.

Properties valued at $5.16 million or less get an automatic circuit breaker. This limits how much the net appraised value can increase in one year — currently capped at 20%. You do not need to apply. It takes effect automatically.

This is different from the 10% homestead cap that applies to homes with a homestead exemption. Check traviscad.org for the current year's rules. The Texas Legislature has only authorized this program through the 2026 tax year so far, so watch for updates.
