Flood map updates are adding properties to Bexar County flood zones

Bexar County's FEMA flood maps are being updated with newer data, and more than 5,600 buildings have been added to draft flood zones—which can affect insurance requirements and property values.

FEMA flood maps show which properties are in a Special Flood Hazard Area (SFHA). If your home is in an SFHA and you have a federally backed mortgage, you must carry flood insurance. Bexar County's old maps used terrain and rainfall data from around 2004 and the 1960s. New maps use updated topography and NOAA Atlas 14 rainfall data (published 2018).

The updated draft maps added more than 5,600 buildings and two schools to proposed flood zones. Some maps became final in January 2025. When a new map takes effect, properties that newly land in a flood zone may face required insurance. Properties that move out of a flood zone may be able to drop mandatory coverage—but floods can happen anywhere, so coverage is still worth considering.

Use the San Antonio River Authority's floodplain viewer at sariverauthority.org to check if your address is in a flood zone. The San Antonio River Authority is FEMA's Cooperating Technical Partner for Bexar County. All Bexar County communities are in the National Flood Insurance Program (NFIP).
