Grayson County Got New FEMA Flood Maps in 2022

Updated flood maps for Grayson County took effect in September 2022, so your property's flood risk zone may be different than it was before.

FEMA's new Flood Insurance Rate Maps for Grayson County became official on September 1, 2022. The maps cover the City of Sherman and unincorporated parts of the county. If your property changed zones, your flood insurance requirement or rate may have changed too.

You can look up any address for free using FEMA's Flood Map Service Center at msc.fema.gov. Properties in a high-risk zone (labeled Zone AE or similar) are generally required to carry flood insurance if they have a federally backed mortgage. Even if you are not required to carry it, flood damage is not covered by regular homeowner's insurance.
