Much of Chambers County Sits in High-Risk Flood Zones
Chambers County is low and flat along the Gulf Coast. Many properties fall in FEMA high-risk flood zones, which can require flood insurance and affect what you can build.
Chambers County sits close to sea level along the upper Texas coast. The Trinity River runs through the county. Trinity Bay borders it to the south. Low ground and closeness to the Gulf mean many areas are mapped as FEMA Special Flood Hazard Areas. People sometimes call this the 100-year floodplain.
If your mortgage is federally backed — and most are — and your home is in one of these high-risk zones, federal law requires you to buy flood insurance. Flooding can happen even outside the mapped high-risk areas. Hurricane storm surge has pushed far inland in past storms.
Before you buy any property here, look up its address on the FEMA Flood Map Service Center. The flood zone affects your insurance cost, your mortgage, and what you are allowed to build. The county has been hit by many major hurricanes. Always check the property's elevation and drainage history first.
