Standard homeowners insurance does not cover flood damage in Bexar County

Flood damage is excluded from standard homeowners policies; residents in Bexar County who want flood coverage must buy a separate policy, and there is a 30-day waiting period before it takes effect.

Flash flooding is one of the most common hazards in the San Antonio area. But a standard homeowners or renter's insurance policy will not pay for flood damage. This is a common and costly mistake. To be covered, you need a separate flood insurance policy.

Flood insurance in Bexar County is available through the federal National Flood Insurance Program (NFIP), which FEMA runs, or through private flood insurers. All communities in Bexar County are in the NFIP. That means any property in the county can buy NFIP coverage, no matter what flood zone it is in. If your property is in a mapped Special Flood Hazard Area and you have a federally backed mortgage, coverage is required.

One important detail: NFIP flood insurance has a 30-day waiting period before it starts. Do not wait until a storm is coming to buy it. Visit floodsmart.gov or call your insurance agent to learn about NFIP limits and private flood insurance options.
