Check FEMA Flood Maps Before Buying Land Near Creeks or the Angelina River
Parts of Nacogdoches County sit in flood zones along the Angelina River and its tributaries — look up your property's flood zone before you buy or build.
Nacogdoches County has rivers and bayous that can flood. Properties near the Angelina River, Loco Bayou, and smaller creeks may be in a Special Flood Hazard Area (SFHA). Being in a flood zone can mean you are required to carry flood insurance if you have a federally backed mortgage.
You can look up any address on the FEMA Flood Map Service Center at msc.fema.gov. Enter the address to see the official Flood Insurance Rate Map (FIRM) for that parcel. The Texas Water Development Board also has flood mapping resources. Even if a property is not in a mapped flood zone, you can still get flood insurance — and East Texas gets heavy rainfall. Check the map before you close on a purchase.
