Check flood zones before buying near Cedar Creek or low-lying land
Parts of Henderson County near Cedar Creek Reservoir and river bottoms fall inside FEMA flood zones, which affects insurance and building rules.
Henderson County sits between the Neches and Trinity River drainages. Cedar Creek Reservoir is a large lake inside the county. Low areas near creeks and the lake can fall in a FEMA Special Flood Hazard Area. That means they are in the 100-year floodplain.
