Homestead Exemption

Homestead Exemption Lowers Your Tax Bill in Medina County

If your home is your main residence, you can apply for a homestead exemption that reduces the value used to calculate your property taxes.

Texas law requires school districts to give homeowners a $140,000 exemption on their main home's taxable value. Other local taxing units in Medina County may offer additional exemptions on top of that. This can meaningfully reduce your tax bill each year.

You apply with the Medina County Appraisal District. The general deadline is April 30 of the tax year. You must own the home and use it as your primary residence. File Form 50-114 from the Texas Comptroller. Check with MCAD for any local deadlines or added exemptions for seniors or disabled homeowners.
