Fort Bend County has many large master-planned communities
Large planned communities like Greatwood, Sienna Plantation, and Sugar Creek are common in Fort Bend County and usually come with HOAs and MUD taxes.
Fort Bend County grew fast starting in the 1960s. Much of that growth came from large master-planned communities. These neighborhoods often have their own parks, pools, and trails. A homeowners association (HOA) sets rules and collects fees.
Most of these communities are also inside a Municipal Utility District (MUD). A MUD is a special taxing district that built and runs water, sewer, and drainage for the area. MUD taxes add to your overall tax bill. Combined with HOA fees, the extra costs can run several hundred dollars a year more than a similar home in an older Houston neighborhood.
Before you buy, find out which HOA and MUD cover the property. Ask for the HOA rules and the MUD's current tax rate. The county's property tax estimator shows the full combined rate for any address.
