Many new homes in Kaufman County sit inside special tax districts

Municipal Utility Districts and Public Improvement Districts add extra charges to your tax bill — check before you buy.

Kaufman County is growing fast. Many new neighborhoods near Forney and Crandall are built using special tax districts. A Municipal Utility District (MUD) is one type. A MUD sells bonds to pay for water, sewer, and roads in a new neighborhood. Homeowners in the MUD pay an extra property tax every year. Those payments go toward paying off the bonds.

A Public Improvement District (PID) works in a similar way. It adds a yearly charge to your property bill. The money pays for neighborhood improvements. The City of Forney uses PIDs in many new subdivisions. These charges show up on your property tax statement. Before you buy a home, ask your title company to list every taxing unit tied to the property. You can also search on the Kaufman CAD website to see which districts cover a parcel.
