Municipal Utility Districts: What They Mean for Your Home

Many homes in unincorporated Travis County are in a MUD, which provides water and sewer — and adds an extra tax rate.

A Municipal Utility District (MUD) is a special taxing district that builds and runs water, sewer, and drainage systems in areas outside city limits. Travis County has many MUDs, especially in fast-growing suburban areas. If your home is in a MUD, you pay a separate MUD tax rate on top of all other property taxes.

Before buying, check if a property is in a MUD. The TCEQ Water Districts Map Viewer shows where districts are located. You can also search the TCEQ Water District Database at tceq.texas.gov/waterdistricts. Ask your title company to confirm the district and its tax rate before closing.
