Land and Timber
Nacogdoches County Is Heavily Forested — Timber Land Is Common Here
About 67 percent of the county is forested, so many rural properties include timberland that may qualify for special tax appraisal.
Nacogdoches County sits in the heart of the East Texas Piney Woods. As of the late 1960s, about 67 percent of the county was covered by forest — mostly pine, with some hardwood and cypress. The county remains heavily forested today. If you buy rural land here, there is a good chance part of it is timberland.
Timberland can qualify for special appraisal under Texas law, similar to agricultural land. The land is taxed on its timber productivity value, not its market value. This can significantly reduce your annual tax bill. You apply through the county appraisal district. Talk to a local forester or the Texas A&M AgriLife Extension office in Nacogdoches to understand what your land might qualify for.
