Splitting Land Outside a City Requires County Approval

If you want to divide land in an unincorporated part of Dallas County, you must follow the county's subdivision regulations.

Dallas County has its own rules for splitting land in areas outside city limits. These are called subdivision regulations. If you want to divide a lot, create a new tract, or plat a subdivision in the unincorporated area, you need county approval first. Contact the Department of Unincorporated Area Services (DUAS) at (214) 653-6565.

The county's subdivision platting requirement flows from Court Order No. 2010-1361 (August 17, 2010), with regulations last updated under Court Order 2017-1621. If you sell parcels of land without doing the proper platting steps, you can end up with title problems later. That can make it hard to sell or finance the property.
