Agricultural Valuation

Farmland in Jackson County may qualify for lower ag valuation

Land used for farming, ranching, or wildlife management in Jackson County can be taxed on its production value rather than its market price.

Texas lets landowners apply for open-space agricultural appraisal, sometimes called a 1-d-1 or ag exemption. Under this rule, the county appraises your land based on what it produces — not what it would sell for. That can cut the taxable value sharply for working farms and ranches.

Jackson County has a strong ag history — cattle, cotton, and rice have all been major crops here. To qualify, your land generally must have been used for agriculture for at least five of the past seven years. You apply through the Jackson Central Appraisal District in Edna using Form 50-129. The Texas Comptroller's site explains what counts as a qualifying use.
