Agricultural Land Valuation in Titus County
Landowners who use their land for farming, ranching, or timber may qualify for a much lower tax valuation based on how the land is used, not what it would sell for.
People call this the "ag exemption," but it is really a special way of setting your land's value. The Texas Tax Code calls it a 1-d-1 open space appraisal. Instead of taxing your land at market value, the county taxes it at its farming productivity value. That number is usually far lower. Titus County has a lot of rural land and a strong livestock industry.
You apply through the Titus County Appraisal District. The appraisal district is the office that sets land values — it is separate from the tax office that sends your bill. Forms are available at titus-cad.org. There are also forms for timber land and for a wildlife management option. You can use the wildlife path if you convert qualified ag land to an approved wildlife plan.
If you buy land that has ag valuation and then stop farming it, you may owe back taxes. Those are called a rollback tax. Check titus-cad.org for current forms and rules before you apply or make any changes.
