Farm and Ranch Land Can Qualify for Lower Taxes in Fannin County
Land used for farming, ranching, or other qualifying agriculture can be taxed on its productive value rather than its market value, which is often much lower.
Texas law lets landowners apply for an agricultural use valuation. Instead of being taxed on what the land would sell for, you pay tax based on what it produces. Beef cattle, wheat, hay, and other crops are common qualifying uses in Fannin County.
You apply at the Fannin Central Appraisal District. The land must have been in qualifying use for at least five of the previous seven years in most cases. If you convert ag land to non-ag use, you may owe rollback taxes going back several years. Check with the CAD for current requirements.
