Homestead Exemption
Apply for Your Homestead Exemption at the Fannin CAD
If you own and live in your home in Fannin County, you can apply for a homestead exemption that lowers your taxable property value.
A homestead exemption reduces the value used to calculate your property taxes. To qualify, the home must be your main residence as of January 1 of the tax year. You must own it and live in it.
State law requires school districts to give a $140,000 homestead exemption. Other taxing units, like cities and the county, may add more. You apply at the Fannin Central Appraisal District, not at the state. The general filing deadline is before May 1, but check the CAD for current dates. You cannot claim this exemption on more than one home.
