Ag Valuation for Rural Land in Hamilton County
Landowners who farm or ranch may qualify for a much lower tax rate based on what the land produces, not what it sells for.
Texas allows ag valuation under Section 1-d-1 of the state constitution. Instead of taxing your land at market value, the county taxes it on what it earns as a farm or ranch. This can cut your tax bill by a lot on rural acreage.
In Hamilton County, you need at least 10 acres to qualify for ag valuation. For livestock, the appraisal district uses a stocking rate of one animal unit per 20 acres of native range in a normal rainfall year. Wildlife management is another qualifying use.
You apply through the Hamilton Central Appraisal District. The CAD is the office that sets your property value. Check hamiltoncad.org for the current application and guidelines. Acreage minimums and stocking rates are reviewed from time to time, so confirm the current rules with the CAD.
