Land taxed on farm use, not market value

Qualifying farmland and ranchland in Hunt County can be taxed based on what the land produces rather than what it would sell for.

Texas calls this a 1-d-1 open-space appraisal. It can cut the taxable value of rural land dramatically. The land must have a history of agricultural use, and you must file an application with Hunt CAD. The appraiser reviews the use each year.

If you stop farming the land, the county can collect back taxes called a rollback tax. If you are buying rural land near Greenville or Commerce, ask the seller whether the ag valuation is in place and how it might change your tax bill.
